Harworth Group secured outline permission for development at Pheasant Hill Park in 2013 and have been working alongside housebuilders since then to deliver quality homes and a well-designed place to live. We are now looking to bring forward a second phase of this development and would like input from local people on our proposals.
The site, located to the south of our current site, off West End Lane, is allocated for residential development by Doncaster’s Local Plan which was adopted in September 2021. Harworth Group is bringing forward proposals to provide up to 500 new homes on the site and is now preparing plans for the development.
The outline planning application which will be submitted soon will establish the principle of development on the site and proposes up to 500 new homes, including affordable properties to respond to local housing needs. The scheme will also deliver links to the extensive Country Park, recently delivered by Harworth Group for existing and future residents, as well as recreational opportunities.
We want to work with the local community to develop our plans and want to hear your views on the initial proposals. What do you think of the draft illustrative masterplan? The UK is facing a housing crisis, with a chronic shortage of new homes. Quite simply, not enough homes are being built and supply is much lower than the Government’s ambition for 300,000 houses every year. Recent research also suggests that the average first time-buyer is now 34 years old – an increase of two years during the pandemic1.
But if new homes aren’t built, this can negatively impact the local area. It can deter working people with new skills from moving into new areas, causing the age and the ability of the local workforce to stagnate, as well as forcing existing companies to relocate. New homes can also deliver knock-on economic benefits for local businesses by new residents spending in local shops and using local services in the areas where new homes are built.

Doncaster needs new homes. As part of the recent Local Plan, which guides future development in the area, the Council has outlined a requirement of 15,640 new homes to be delivered by 2035. This equates to 920 new homes each year, with Rossington earmarked to deliver 1,282 of the Council’s total supply.
The proposed new homes at Rossington Colliery will help the Council to meet its housing needs by developing a site which has already been identified as being able to provide housing for local people. This phase, part of the wider Pheasant Hill Park development, could provide up to 400 homes on land formerly in use as part of Rossington Colliery.
